If the target entity is a resort operator in a remote area, the most important permitting issues to be addressed may be forestry land use change approvals as well as water concessions. The key issues to take into consideration when con- ducting environmental due diligence are: • determining if there is a risk of soil or groundwater contamination present at the target site; • ensuring that all relevant environmental permits are in place and have not expired or been revoked; • verifying that waste (hazardous and non-hazard- ous) is sent to licensed disposal facilities; and • reviewing the validity of zoning permits.
