In addition, Romania’s energy sector, particularly renewable energy projects and oil and gas devel- opments, has seen a surge in complex contracts involving long-term commitments, regulatory changes and fluctuating market conditions. Last but not least, with the expansion of the real estate market, disputes related to sale-purchase agreements, lease contracts, property develop- ment deals and joint ventures have increased. These disputes typically involve issues around non-performance, delays in handover, defects in construction, and zoning or regulatory approv- als. The end of 2024 will be marked in Romania by a significant scandal involving a real estate investor who recently entered insolvency without fulfilling sale-purchase agreements, leaving over 600 victims in its wake.
