Aside from the foregoing, the recovery of the real estate market is also leading to an increase in construction claims between lessors and les- sees where recent changes in rental law have made eviction more difficult in certain areas of Spain, leaving aside the everlasting problem created by illegal squatters, in respect of whom courts are struggling with the efficient enforce- ments of their decisions.
